I'm Clay Smith. I've spent my career in the mortgage industry, working in servicing, originations, and processing. I've seen how these files actually move, who makes the decisions, and where homeowners lose ground simply because nobody explained the process to them. This site is my attempt to fix that.
I work with homeowners across the United States and its territories, on every major loan type: FHA, VA, USDA, Fannie Mae, and Freddie Mac.
Here is what twenty-five years taught me. The homeowners who lose their homes are usually not the ones with the worst situations. They are the ones who waited too long, asked the wrong department, or sent in an incomplete packet and never heard back.
Almost every one of those outcomes was preventable. The information exists. It is just buried in servicer handbooks and investor guidelines that nobody hands the borrower.
So I put it here, in plain English, for free. Whether you ever speak to me or not. Wherever you live, whoever services your loan.
